Maintenance Fee
Clients who have bought apartments in the building group “Panorama Fort Beach” pay an annual fee, which is spent for the following:
- Maintenance of the territory of the complex
- Maintenance of the common parts of the buildings
- Maintenance of the swimming pools
- Maintenance of the green area of the complex
- Year round security
- Using of the swimming pools
- Electric lighting of the common territories
- Electric lighting of the common parts of the building
The fee is in amount of € 6.90 (excl. VAT 20%) per square meter per year with the following discounts:
- € 5.75 (excl. VAT 20%) per square meter for each apartment a year – for advance payment for 3 years
- € 4.80 (excl. VAT 20%) per square meter for each apartment a year – for advance payment for 5 years
Payment Options:
Option 1
- 1st payment of 10 % - on signing of the preliminary contract
- 2nd payment of 10 % - within 3 months after first instalment
- 3rd payment of 10 % - within 3 months after second instalment
- 4th payment of 10 % - within 3 months after third instalment
The remaining 60 % can be paid with mortgage from a bank within three months after the fourth instalment or with deferred payments:
- Up to 3 years deferred payment with 4.3 % annual interest
- Up to 5 years deferred payment with 6.5 % annual interest
- Up to 7 years deferred payment with 8.7 % annual interest
- Up to 10 years deferred payment with 11.1 % annual interest
The deferred scheme of payment is with 3 months instalments or 6 months instalments.

Also you can pay 100% within one year without any interest.
The legal services for transferring the deeds are taken by the developer – clients pay no fee for that. Purchasers have to pay additionally 3-5% of the amount of the local taxes and other state costs for transferring the ownership via Notary Act. This does not mean that the developers are paying the cost for using your own independent Bulgarian solicitor.
Finishing
The apartment buildings are built of steel-concrete construction and roof of “Bardolin”. The outer walls of the buildings are isolated with 4 cm thermo-isolation. The building group consists of 6 sections – A, B, C, D, E, and F.
